Inspiring a new era for Billing Aquadrome

After decades of decline caused by underinvestment, Billing Aquadrome was acquired by Meadow Bay Villages in 2024 with one bold mission; to stabilise, reimagine and relaunch the park as one of the UK’s leading nature-led, family-focused holiday resorts.

Since then, more than £17 million has already been invested in upgrading infrastructure, introducing high-quality accommodation, improving amenities and rebuilding trust with local residents, holiday guests, holiday home owners and key stakeholders – all contributing positively to a brighter, more sustainable future for the park and the local area.

Now, it’s time to take the next step.

Through open dialogue with West Northamptonshire Council, the Environment Agency and our guests and owners, we have shaped a development blueprint that will secure Billing’s future: one that is ambitious, achievable and, most importantly, community led.

Our recently submitted planning application marks a major milestone. It reflects our long term commitment to Billing Aquadrome, founded on principles of safety, sustainability and shared benefit for the whole community.

OUR VISION: One park becomes two thriving communities

Our £100 million investment plan marks the most ambitious regeneration of its kind ever proposed for a UK holiday park.

It’s a plan that respects Billing’s heritage, responds to its present and reimagines its future for the next generation.

At the heart of this vision is two distinct parks within Billing Aquadrome:

A beautifully upgraded holiday resort, shaped for families, nature lovers and new generations of holidaymakers.
A secure, sustainable residential community, offering affordable park home living in a thoughtful master-planned setting.

Together, these developments will create jobs, support local enterprise, increase flood resilience and expand access to leisure and wellbeing. Whether you’ve holidayed here for years, built a life here or are discovering it for the first time, this development has been shaped with you in mind.

Opening each spring through to early November, the new Billing resort will combine affordable, innovative, high-quality accommodation with standout facilities.

With a strong focus on inclusivity, accessibility and outdoor adventure, the resort will feature:

Questions and Answers

Will the new development work mean my pitch fees will increase to pay for it?
The pitch fees are reviewed annually and we take into account mainly things like Customer Price Index (CPI), National living wage and NI increases. We also review all operational costs and investments. Our aim is to share the burden of any increases needed to pitch fees but we promise this will be done to give the maximum amount of value for all holiday home owners.
Will I be disturbed when they building work is happening?
As with any building works there may be some minor disruption. We will however work with our suppliers to ensure this is minimal. We will also be able to plan the process fully and give you plenty of notice of the works.
What is the timeline of work?
The timescale is a little tough to define but we believe between 7 to 10 years. To develop the park fully. This will be done in incremental steps.
How will the new development affect traffic flow in and around the park?
We will be reviewing the traffic flow around the park and we may change some of roadways, we will of course give plenty of notice of these changes and the markings and signage will stand out.
Will my existing pitch location / view be affected?
Inevitably with any development change is involved. We will give people plenty of notice of the development in each area and if a pitch move is required we will offer a like for like pitch. Any cost to move would of course be covered by us.
Will more building work affect the flood resistances put in place last year?
Lets be frank, the park is built on a flood plain, we can not reduce the water capacity of the area. What we can do is manage the flow of the water when it is on park rather than let it cover the whole area.

Our intention with all the work we undertake includes careful consideration for the impact that has on our flood resilience, this is backed up with engineer works undertaken by industry leading experts who work closely with the Environment Agency and with technology to map out the water levels at many variations. As part of the plans we aim to be able  to manage the flow of water around the park better and the development will take this into account to improve our flood resilience and management.
Will the new development affect my re sale value of my holiday home?
We always recommend people sell their holiday homes privately to retain the best value. As with anything location influences the value of that. We believe that our plans will make the park more appealing to a broader demographic of people. In turn this should help any sale of a holiday home retain value.
Will the building work for the new development increase the likelihood of flooding?
No. as mentioned above the works done on park are part of a large scale plan to improve water management and flood resilience.
How will the park ensure fair access in the future to shared amenities (pool, gym, etc.)
once more guests/owners/ residents arrive?
We have introduced the online booking system this year which is working well, we will endeavor to improve this and develop it further to improve its ease of access.

As part of the plans we want to improve our facilities offering, the pool will grow in size for example which will offer more slots but we will also offer more activities around the park.

We will be introducing owner only slots, however this will only remain in place if they are used. Unfortunately they haven’t been utilised in previous attempts.

Owners also get 20% discount on all of the current chargeable activities this  offer will remain in place.

In the grand scheme of the plan we will never really have more visitors than was planned for the original park planning. In essence we will have less pitches and more amenities than what was originally planned, therefore giving owners more access not less.
Will there be more parking facilities created for my family and friends who visit?
Yes. We will look to develop and improve parking as part of the program.
Will there be more parking facilities created for my family and friends who visit?
Absolutely! We have already grown this offering tremendously in the last 12 months but there are plans to add more facilities to the park as the developments grow. Don’t worry not all of them will be planned for Kids we will look to grow areas for Adults to enjoy as well and as part of that we ill be asking for your opinion on what you would like to see.
Will the development bring more  food and drinks places on park?
It will, however our aim is that if we offer something we do it well. We don’t intend to rival places like the Quays as we simply don’t have the buying power to compete with them.

So we will look to offer things that are a little different but always great quality. If you haven’t already we recommend the Fish and Chips! Potatoes are locally grown, rumbled and chipped on site and the fish comes direct to us from the ship we can trace it back to the exact ship and area of the sea they where fishing. This type of quality and a reasonable price is what we hope to become well known for.
Will there be an opportunity to give our opinion?
This is the start of that, we value everyone’s opinion and they are of course welcome. We will do our best to meet the majority of the opinions as long as they are viable and something we can operate in a manner that brings enhancement to the parks offering.
